Ahhhh, it’s going to be cool inside!
The new HVAC system has been completed installed. We are holding the state of the art Two Zone cooling Condensers in storage for the new home owner. The new duct work, air handlers and insulated systems will make this 100 year old home very cozy. Using the two zone digital thermostats, it will be warm when you want it and cool when you need it. Ahhhhhh! Come back soon for more updates.
Yes, we are still at it!
The decks are almost finished we need to add the finishing touches required by the city. The firewall has been extended on the roof and the privacy fences are in place. The next project will be pouring the concrete for the parking pad and front walkway.

The interior and exterior plumbing is in place, the front wooden windows have been installed, and the decks are in place. We would have been near completion, but the city still has not provided the final approval of the plans. Due to this the completion deadline has been pushed back. Keep checking our blog to see future updates.
Land Plat & Interior Plumbing Complete
The land plat is complete and we are making progress. The interior pluming lines have been installed, the framing is complete, the hot water tanks have been installed, and the project is on a roll. The city’s building inspector has to come for another inspection so that this project can be wrapped up.

Waterline Installation

The home is still undergoing a major renovation project and the process of installing the new water lines is a representation of work being permitted by the city. Prior work was completed illegally, but we are correcting the wrong.
This marks another milestone in the rehab process, come back for more updates and information about the home.
Framing Complete
The framing is complete and the we are waiting on the the city to approve the architectural plans before work can proceed. We are on our way and staying on track with our time limits. Check back for further updates next week.
Home For Sale, Construction Started
We have another home for sale in the great South St. Louis historical district of Fox Park!!!
This is a spacious four family building that we will be turning into two townhouses. The building will be completely gutted before this rehab is done and it will be finished in the spring.
This will be a great home for students attending one of several colleges in the area. It could also be a great home for employees working in one of the nearby hospitals.
Once the renovation is complete, the home will have hardwood floors on the first level, granite counter tops, off street parking, rear decks, 3 bedrooms, 2.5 bathrooms, living room, dinning room, and a basement.
